Do I Need an Agent When Buying New Construction?
It’s time again for Real Estate Talk with Andrew Hobbs! I’m here with Mike, and he’s taught me a lot. I feel like I could work at the Anderson Hicks Group, but they could have all the money because I’m doing very well as a comedian (no I’m not). My question for Mike today is: If I want to buy a new construction home, should I hire a real estate agent?
Mike says that the construction process is fairly complex and can take six to 12 months. There are many things happening at once, and they don’t always go smoothly. Having a knowledgeable agent in your corner can help you balance everything. The Anderson Hicks Group has skill, expertise, and they even represent several builders.
We’re fortunate to have great home builders in the Idaho Falls area. Most home builders have sales representatives working for them, and they want you to be happy with your purchase. Builders aren’t the bad guys; however, when things happen, you have to remember that their salespeople represent the builder, not you. If you don’t have your own representation, they’ll have the upper hand. As in any real estate transaction, if only one side has representation, they’re likely going to get the better deal because they have an expert’s assistance.
