Buying a Home

1. Agent Partnership
Partnering with an agent to represent you and your best interests is key to your success in finding a home. When you partner with Anderson Hicks Group, you can rest assured you'll be taken care of every step of the way.
2. Financing
Set a budget and make a wish list. We can help you choose a lender to get you pre-approved for a loan, and then you’re ready to start house hunting.
3. Home Search
Your agent is prepared to contact FSBO's, search online, and even knock on doors to find your dream home. Use our website as a tool to collect data on walk scores, school ratings, and neighborhood demographics. Create an account with Anderson Hicks Group to save listings and sign up for alerts.
4. Negotiation
Once we find the right house we'll submit an offer to the owner in writing. Responses usually take 24 - 48 hours, and in most cases, it takes going back and forth a few times before we get the house under contract. Don't be surprised if we have to compete against another buyer for the house; working with us means you'll have the most skilled negotiators in the business on your side!
5. Inspection
The inspector will go through the home and note every defect he or she can find and provide us with a report. We'll sit down together and look for any safety issues or things that seriously devalue the property. If we find any of these, we'll have a chance to work them out with the seller before we close.
6. Appraisal
The appraisal is designed to protect both you and the lender- an appraiser is a neutral third party hired to determine the value of the home and make sure you aren't paying more for the home than it's worth.
7. Closing
In the real estate world, the term "closing" refers to the three steps that happen during the last day that results in you getting the keys. The three steps are the final walkthrough, signing the documents, and then having the title company fund and record the transaction. Typically, if we sign everything by the early afternoon, you'll have the keys by the end of the day!
