As a real estate expert, I often get asked about the best time to sell a home. A common belief is that home values are higher in the summer than in the winter. However, after tracking numbers for over a decade, I can confidently say that this isn't true. The reason? In winter, we have fewer listings and buyers, but both are more serious about their intentions. There's a higher quality of intent on both sides, making any time of year a great time to sell.
Currently, many sellers are hesitating, waiting for the 'right' moment. But what are they waiting for? If you have a low-interest mortgage (say, below 4%), the jump to today's rates (around 6.5%) is significant. Therefore, most people will only transact in real estate due to life events like marriage, divorce, job changes, or other significant reasons.
For those considering waiting, let's break down the math. If there's a 3% price change on both a $300,000 home and a $450,000 home, the difference in actual dollar appreciation creates a gap that becomes your cost of waiting. Upgrading your home won't become cheaper by waiting.

As a seller, when you become a buyer, the same logic applies. There's still a shortage of inventory, which keeps house prices high. If you're moving from a lower-priced home to a higher-priced one, waiting can widen the price gap. Moreover, if interest rates drop after you buy, you always have the option to refinance.
In our local market, there's typically an upsurge in homes coming on the market from late April to mid-May. This increase gives buyers more choices and makes it crucial for sellers to be more competitive. This doesn't necessarily lower prices but might require you to be more strategic in selling your home, like making certain improvements.
In essence, the best time to sell your home is when you need to. While it's hard to predict the market 100%, the key is not to wait unnecessarily.
