We’ve recently received questions about how non-cash buyers can compete in this marketplace. Competing against a cash offer is always hard. Cash is attractive because it simplifies the transaction. Today we’ll share some of the strategies we use to help non-cash buyers win. Let's assume you don't have cash or a big down payment. Our goal is to inform sellers that you would be a great buyer to work with and that you are going to make the purchase process easy. We do that by emphasizing that you have the right lender and the right real estate agent who has lots of connections. We’ll show the seller that we understand the underlying strategies that make your offer attractive and emphasize that you can close on time despite not having a large down payment.

Then we can offer features that would be attractive to them. Working with the right lender is also very important. If you have an out-of-town one, get a local lender that's familiar with your market and your agent. The listing agent will likely be familiar with them, too.
