Repairs to Make to Sell Your Home
When do you just burn your entire house down and collect insurance? Just kidding, that’s not today’s topic (that’s illegal, by the way). I’m here with Mike from the Anderson Hicks Group, and we’re discussing which repairs sellers should focus on when preparing to sell their home. I’m asking because one time, I got very agitated and kicked a hole in the wall and didn’t know what to do, so I just put a bush in front of it.
Mike says the first question to ask yourself is: What’s my objective? Usually, people want the most money they can get from their home sale. However, that may not always be the case. The recommendations if you want top dollar are different than if you say you want to do as little as possible but still get your house sold, for example.
If you’re the typical seller that wants to sell for the most money, you begin outside. You want to attract people to come inside the house. If you have damage that’s evident when standing on the sidewalk or street, those things need to be taken care of first. For example, paint your door, fix a bent rain gutter, etc. The more negative things buyers see, the more they lessen what they’ll be willing to offer for the home. So yes… Mike says I should probably get that wall hole fixed.
The first question to ask yourself is: What’s my objective?
Next, paint rooms that need it, repair holes, fix doors, take care of windows that have moisture in them, and remove clutter. Paint is one of the best places to get a return on your time and investment. Start outside and make your way inside.
Beyond cosmetic fixes, indoor odors need to be eliminated. If someone walks in your door and immediately smells something bad, they’re less likely to love the house. If cleaning won’t dispel the odors, then you need to change odorous things out: carpets, drapes, rugs, etc. No one likes a smelly room, trust me.
